As serendipity would have it, the owner of this home also chose to only have one open house for this property and no more past that weekend, as it was tenanted. There seemed to be 3-to 4 other interested parties from what we saw in our time there. The home needs some work and is tenanted so it wasn't for everyone, but it was exactly what we were looking for as we live overseas and needed it rented out until we return to SF. We put in our best offer and were told there was one other higher offer than ours. We went up marginally on our extremely limited budget and Meredith worked her magic with her stellar negotiations, warm personality, and friendly demeanor, and stunned us with the news that despite the other higher offer, we were the winning bid! Lo and behold, we were in contract while we left SF and were in the process of relocating from Sydney to Singapore! Fast forward to the funding process and trying to close escrow. We had a really tough time with 3 lenders with various complexities arising from the fact that we lived overseas. Meredith was able to find solutions to every obstacle that came up. She extended COE for us and managed to get us a lender out of state that eventually sealed the deal. She coached us and guided us through all the ups and downs that came with this process. It was nerve-wracking till we took possession of the keys, but Meredith and Michael's constant follow-up and pro-active approach kept all parties well-informed and moved us along in a timely manner. We are blessed we got referred to you, Meredith- thank you for all the hard work under the crazy time pressures to help us secure our new home. She handled every single question I had, no matter how ridiculous or mundane, with speed and aplomb. On the rare occasions she had to look up historical prices, comps, or obscure legal questions, she would without fail get back to me within a day or two at the most, often with a very nuanced understanding of what information I was seeking. She worked with me for eight months before we found a fantastic, off market condo that was exactly what I had been looking for and she knew it was a perfect fit even before I bought, given her time commitment in getting to know what I was after. And she doesn't forget her clients. This year, remembering my tastes and preferences, she contacted me immediately when something she knew I had my eye on became available, and I had the opportunity to meet her new business partner Michael. Mike, this goes without saying, but I'll say it anyway- you round out the technical aspect of the team in an incredible way. Before the purchase of my new condo, Michael compiled a remarkably impressive interactive comparative spreadsheet that let me know at a glance almost every conceivable metric on recent sales in the neighborhood. I'm not easy to impress, but this did just that. Once the decision to purchase the new property was made, I had an opportunity to work with these agents on the sellers side. Again, having sold other properties with other agents, I cannot imagine a more seamless, painless process. Within three days of my decision to sell, Mer and Mike had professional staging and photography set up, and a specific website dedicated to my loft for sale within the week. Offers were arriving within three days of it hitting the market. Once we were in contract, literally everything that had to happen behind the scenes was taken care of before any issues could arise. Okay. I'll stop singing their platitudes now, I'm certain you get the picture. If you want a hardworking, honest, deeply skilled team to handle your purchase and sale in San Francisco, you cannot possibly do better than these two. Trust me. I tried.
